The Closing Process At a Glance
While every transaction is unique, most closings follow the same general path. Our role is to guide the process, protect property rights, and ensure each step is handled accurately and efficiently.
Process Steps
Throughout the process, we focus on preparation, transparency, and follow-through so there are no surprises at closing.
1. Order Is Opened
Once a purchase contract or refinance request is received, we open the file and begin coordinating with all parties involved.
2. Title Search & Review
Public records are examined to confirm ownership and identify any items that must be addressed before closing.
3. Commitment Issued
A title commitment is prepared outlining the conditions required to close and the coverage that will be provided with the title insurance policy.
4. Clearing Conditions
Required documentation, payoffs, and approvals are gathered and reviewed to ensure the transaction is ready to proceed.
5. Closing & Recording
Documents are signed, funds are disbursed, and the transaction is recorded with the county.
6. Policy Issued
Once recording is confirmed, title insurance policies are issued and the file is finalized.
